Our services.

Guaranteed rent.

We take a lease on your property and pay you a fixed monthly rent, regardless of occupancy. The amount is agreed upfront and paid by standing order on the same date each month.

Property management.

We handle occupier placement, compliance, inspections and day-to-day property administration. You own the property. We lease it and manage it.

Maintenance & repairs.

Our in-house team responds to repair reports from occupiers and conducts regular property inspections. Properties are maintained to the standard required by regulation and our lease agreement with you.

Reporting & contact.

Each landlord has a dedicated point of contact. You receive regular property updates and inspection reports. If something comes up, you deal with one person.

"We've worked with Rent Connect for the past 6 years and they've consistently delivered an excellent service. They have never missed a rental payment, allow us access when required, and their communication has been clear and responsive throughout."

The Renters' Rights Act 2025.

The Renters' Rights Act 2025 came into force on 1 May 2026. For landlords letting directly to individuals, the Act introduces significant changes: Section 21 'no-fault' evictions have been abolished, fixed-term tenancies have ended, tenants can leave with two months' notice at any point, and there are new restrictions on rent increases, advance rent and pets.

These provisions apply to assured tenancies. A company let, where the tenant on the lease is a company, falls outside the assured tenancy regime.

When you lease your property to Rent Connect, the tenancy is a company let. The terms are set out in our lease agreement with you. The length of the agreement, the rent, and the obligations on both sides are defined in that document, not by the Act.

This is a summary of the regulatory position as we understand it. It is not legal advice. Landlords should take independent legal advice on how the Renters' Rights Act applies to their specific circumstances.

Guaranteed rent.

We take a lease on your property and become your tenant. You receive a fixed monthly rent for the length of the agreement. The same amount every month, regardless of whether an occupier is in the property. We take on the risk of voids and arrears. Your relationship is with us, not with individual occupiers.

How it works:

  • We agree a fixed monthly rent with you upfront

  • We sign a lease and become your tenant

  • We place occupiers in the property, typically through local authority referrals

  • You receive the same rent every month, by standing order

  • We handle maintenance, inspections and occupier management

Occupiers placed through local authorities.

We work with over 75 local authorities across the UK. Occupiers placed in your property are referred through local authority housing teams, not sourced from open market.
